Dear Thais, 
Having spent 62 years on this good earth, I found myself, my son, and a few of my closest friends staying at the Sutton House while fishing at the Meredith Rotary Ice Fishing Derby. The beauty of your home, the professional, yet friendly host skills and awesome meals prepared by you and your staff make me leery of going to any other B & B for fear that the experience may be less pleasurable.
It's a pleasure to see that some people can find their niche in life and enjoy what they are doing as a living. God bless both of you. I'm looking forward to returning in September, along with my wife, Shelly, to celebrate our 40th wedding anniversary. Once again thank you for all the extras and delighting all of us with a great stay.

Our Policies


The Sutton House B&B is an exclusive property where every guest reservation is both important and special to us. If your travel plans change and you must cancel your reservation, please call us at least 14 (fourteens) days* prior to your arrival date to cancel your reservation. There is a $25.00 cancellation fee for reservations booked after May22, 2023.

In the unlikely event that you must cancel with less than fourteen (14) days* notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund will be made.

Rates/policies are subject to change and vary during high impact periods and and especially related to Covid-19 circumstances. *A 60 day cancellation notice is required on reservations with more than 2 rooms or whole house bookings and for all 3 day national holiday weekends. Special events such as Motor Cycle Week and Fall Foliage Oct. 1 - Oct. 25.

Check-in: 4:00 PM - 7:00 PM. If arriving outside of check-in times, please call to make arrangements. Please give us some idea what time you will be arriving. When we know when to expect you we will have your room sanitized, air conditioned or heated (depending on the season) prior to your arrival. From May 22, 2023 our check-in time has been changed to 1 hour later to allow extra time for sanitizing the entire property before your arrival for your health and well being.

Check-out: 10:00 AM. We sterilize every room and bathroom with UV-C lights and CDC approved disinfectants. We ask guests to respect the check-out times so we can have the rooms free of any disease causing miro-organisms. Housekeeping is spending an extra 2 hours cleaning and sanitizing every room
and food service area on the property.

Absolutely No Smoking inside; however designated outdoor smoking areas are available on the front porch and back patio where ash trays are located.

Pets are allowed at the discretion of the Inn Keeper. An additional one time $30 per dog cash charge for extra cleaning is required at time of check-in. Doggie poop bags and scooper are available attached to the porch trash receptacle. We provide food & water dishes, extra pet sheets or blankets for pet bedding. A leash under the owners control is required inside and outside of the building. During your stay Housekeeping is not provided in rooms were pets are occupying a room.Fresh towels and supplies will be provided. Pet sitting and exercise can be arranged in advance by contacting Terri Carman 508-954-5847. Her service is required if you are going to leave your pet unattended for more than 4 hours especially while attending wedding ceremonies. Pets are not allowed when the B & B has young children present and no more than 2 dogs at a time. The 1st floor rooms are the preferred rooms for guests with pets to allow easy access to the front and back exits. If those are not available then there are just a few other rooms on the other floors that we will allow dogs.

Babies, children of all ages, adults, seniors, and elderly are all welcome at the Sutton House B & B all year round. Please call or email with any special needs or requests. Please let us know in advance if there are anythings that you do not eat for breakfast in advance so we can plan accordinly.


Gift certificates must be presented at check-in along with a valid driver's license. Gift certificates are transferable and do not expire.

Children are welcome with an accompanying adult. Children age 17 and under stay free. Pets are welcome. 1. An additional cleaning charge of $30 cash will be charged at time of check-in. 2.Pet must be on a leash at all times. 3. Inn Keepers reserves the right to enter the guest room for "pet sitting" or provide "pet exercise" if left unattended for more than 2 hours. (i.e. attending a wedding) Pet sitting service can be requested at the time of booking. 4. Pets must be fed on the bathroom floor of the guest rooms to avoid spillage on carpets. 5. Owners are required to bring a pet bed or blanket for a sleeping area.
